4 Tips For A Quick Easy Home Sale

When it comes to selling your home you need to know all the ins and outs before you put it on the market. Your property needs to be clean and ready for people to move in to. Here are four things that should be at the top of your to-do list before you sell your home.

Clear & Declutter

The first thing to do is clear out and declutter your home. You should do this because potential buyers don’t want to come into your home and see all your stuff lying around the place. They want to see big, empty spaces so they can envision their belongings in the home. Another reason to declutter your home before selling is to give the impression that it is bigger than it is. If there are items filling gaps and spaces in your home the room will seem a lot smaller than it is. However, put a lot of that stuff away and you will be surprised at how much spare room you have.

A top tip for decluttering is to go to each room and have a good sort through your belongings and arrange them into three different piles. The first will consist of the items you want to keep, the second will be the stuff you want to get rid of, and the last pile can be the items you want to sell. Selling your belongings can not only help you get rid of the stuff you no longer want but it can also help you make some extra money for the crucial move.

It may seem like an enormous job to do but it does need to be done at some point. Draft in your family members and friends to help you if you don’t think you will manage. It may take you longer than a day but you will feel accomplished and proud once it’s done.

Cleaning

Once you have decluttered your home it is important to now thoroughly clean it. This is so you can eradicate all the dust, dirt, and debris that has built up over the years and been missed during the weekly cleans. Dust can gather in places where you never thought it was possible and you will be surprised where you find it. Baseboards are one such place where dust and dirt can gather without you realizing it. You don’t often walk around your home looking at the floor so it is understandable how this can be missed.

Other places that like to gather dust include oven hoods and extractor fans. If you have these in your home, not everyone does. Make sure you take extra care cleaning them, making them look brand new. You will be amazed at how clean they become. You can also get a professional oven cleaner in to clean both your oven, hob, and oven hood. They are used to cleaning ovens and will do a fantastic job for you.

Focus on cleaning the bathroom as this is notorious for gathering black mold around the edges of the sink and bath. Nobody wants to view your home with black mold as it gives the impression that you don’t look after your home. This can and will lose you a sale.

Carpets and flooring should also be given a once-over when you have done all the other cleaning. If you have hardwood flooring then you should sweep them instead of hoovering as a broom will get more of the dust up. It is then a good idea to mop the floors to clean them and then steam them once the floor is dry. This will make sure you have eradicated all potential nasties lingering on the floor. If you have carpet, you should hoover the surface and then shampoo them. You can get carpet washers to hire or you can pay a company to come in and do it for you. It is a big, tiring job and the shampooer can be heavy to lug around your home.

Repairs

When it comes to selling your home you must ensure that all repairs have been carried out. If people come to view your home and notice repairs need to be done they will assume they won’t be done before you move out. This can make people lose interest in your home as they don’t want to move into a place that needs work. If they wanted to move into a home that needed their DIY skills then they would move into a fixer-upper. Only a small number of people are happy moving into a property that needs repairs carried out so make sure they are done before you open your home up for viewings.

If you want to make a profit on your home or break even on what you paid then everything needs to be perfect. If there are cracks or holes in the ceilings and walls then make sure these are filled in and painted over. You should also get the roof checked out for leaks. Leaks over time can lead to bigger, more expensive issues that you could do without. If there are leaks in the roof you will begin to notice damp patches on the ceiling, walls, or floors.

If there are parts of your home that are looking tired and worn out then you should think about replacing these. One area to be considerate of is how the windows in your property look. If your windows are old and tired this can impact how the room looks. It will appear dark, dingy, and unwelcoming. If this is the case, consider replacing the windows with new ones. They can also be energy efficient if you get the right ones. Call in a company to have a look and give you some advice on which ones to choose. Renewal by Andersen Windows is one such company that can help you with replacing your windows. This will also help your curb appeal which we will talk about next.

Curb Appeal

You might have heard of curb appeal. This is how your property looks from the outside. If your property is not looking its best when people come around to look then they may be turned off from buying your home. You need to make sure everything is looking its best. The best thing to do is to stand outside your home and act as if you were the one buying the property. You will notice any damage or parts that need work pretty quickly. Get a friend or family member to take a look as well to help you.

Focusing on your garden and home exterior will ensure your home is looking its best both on the outside and inside when you are finished. Take a look at your garden, get rid of any weeds that have overgrown, and mow the lawn if needed. You can always hire a gardener to help you with this if you are not able to. Maybe plant a nice border of bright flowers and plants to attract attention to the pretty parts.

If you have a garage door check for any signs of wear or damage. The paint can chip off it after years of use. If this is the case then a fresh coat of paint won’t do any harm and can bring it back to its former life. The same applies to your front door, take a look and see if it needs some TLC. A fresh coat of paint may be needed to give it some brightness and vibrancy, make sure that your handle and letterbox aren’t looking worn or tarnished. If they are, think about replacing them. This is a pretty cheap thing to sort out so you may as well make your home look its best.

Once all these have been done you can consider contacting agents to put your home on the market. You will need a good photographer to help take amazing pictures of your property. Real estate agents usually have one that they use regularly. Good luck selling your home and we hope you get a good price for it.
